1356 Clyde Ave Development

The City View Community Association (CVCA) Executive is supporting other local community associations in their opposition to the rezoning of the property at 1356 Clyde Avenue at Baseline Road, where the Burger King now stands.  It is proposed to replace this retail strip with 2 high-rise buildings of 18 and 28 stories, with 468 units.

We consider this  overdevelopment – both overdevelopment for this sight and overdevelopment for this area.  The surrounding proposed development cannot be ignored. Across the street at 1357 Baseline Road a mix-use/retirement living twin tower development that measures 15 stories with 374 units has already been approved and is being constructed. Kitty-corner is the planned Dymon Storage facility to be constructed. Also, a consortium has for years been amassing properties for a huge shopping development within the Clyde/Merivale/Baseline triangle.

The other communities note “The Baseline Road, Clyde Avenue, City View and Copeland Park area is under attack and being subjected to a barrage of rezoning that will only detract and further intensify an already overburdened community.  The provincial and city official goal for more density MUST be carefully examined by our voted representatives.  We remind our elected officials that their mandate is to look after the welfare, security, and peace of mind of their citizens.  We are holding you accountable to “proudly serve” all residents of this neighbourhood and oppose this application for rezoning.”

We have written to the City, signed the petition and registered to speak at the upcoming planning committee meeting on August 26, 2021. Lately, the explosives and blasting at the 1357 Baseline Development, directly across the street at the Laurentian Plaza site, can be heard and felt in City View. We have heard that this is to continue for 3 months, up to 6x a day and there will be more jack-hammering and blasting. 

We have prepared a summary of sites along the major corridors around City View that currently have applications to build. Over the next 5-10 years, there could be at least 10 new buildings on the perimeters of City View (table 1). With this proposed intensification, the City should rethink any proposed re-zoning until after they are built to see what effect these others will have on our area.
